Pet policy

Pet Policy for Incremental Living

At Incremental Living, we understand that pets are an important part of our residents’ lives. To create a harmonious living environment for all tenants, we have established the following pet policy for all of our high-rise buildings. Please read and adhere to the guidelines below.

1. Pet Types and Limits

  • Permitted Pets: Only domesticated cats, dogs, fish, and small caged animals (e.g., hamsters, guinea pigs, birds) are allowed.
  • Breed Restrictions: Certain dog breeds may be restricted due to insurance or building policies. Prohibited breeds include, but are not limited to: Pit Bulls, Rottweilers, Dobermans, and any aggressive or large-breed dog over 30kg.
  • Number of Pets: A maximum of 2 pets per unit is allowed (excluding fish in tanks up to 20 gallons).

2. Pet Registration

  • Registration Required: All pets must be registered with the building management upon move-in or upon acquiring a pet. Pet registration forms must be filled out, including a photo, breed, and vaccination records.
  • Vaccination and Licensing: All pets must be current on vaccinations and licensed according to local laws. Proof of vaccinations must be provided annually.

3. Pet Fees

  • Non-Refundable Pet Fee: A one-time non-refundable pet fee of £250 is required per pet at the time of registration.
  • Monthly Pet Rent: A monthly pet rent of £50 per pet will be added to the rent.

4. Pet Conduct and Responsibility

  • Noise and Behaviour: Pets must not disturb the peace and quiet of other residents. Continuous barking, aggressive behaviour, or any other disturbances may lead to warnings or eviction of the pet from the premises.
  • Leash Policy: All pets must be on a leash and under control at all times when outside the resident’s unit. Pets are not allowed to roam freely in common areas.
  • Pet Waste: Residents must clean up after their pets immediately. Pet waste stations are provided outside our buildings, and waste must be disposed of properly.

5. Restricted Areas

  • Common Areas: Pets are prohibited from entering certain common areas such as fitness centres, pools, lounges, and rooftop terraces, except where designated as pet-friendly.
  • Elevators: Pet owners are encouraged to use service elevators when available. If not, they must take the pet directly in and out of the building without using high-traffic common spaces.

6. Damage and Liability

  • Damage Responsibility: Pet owners are responsible for any damage caused by their pets to the apartment unit, common areas, or other property. This includes excessive wear and tear on floors, scratches, and damage to walls.
  • Liability: Residents with pets agree to hold the landlord and management harmless from any liability or damage resulting from the actions of their pets, including injury to persons or other animals.

7. Removal of Pets

If a pet is found to be aggressive, creating significant disturbances, or in violation of any part of this policy, management reserves the right to require the immediate removal of the pet. Failure to comply may result in termination of the lease.

8. Service Animals

Service animals are not subject to the pet policy fees, breed restrictions, or other pet regulations, in accordance with applicable laws. Residents must notify management and provide proper documentation for service animals.

9. Pet Amenities

We are proud to offer a range of pet-friendly amenities, including:

  • Designated pet relief areas on the grounds.
  • Pet-friendly walking routes around the building.
  • On-site pet washing stations located on the ground floor.

10. Pet Events and Socials

We encourage residents to take advantage of our monthly pet socials and events, where pet owners and their furry friends can meet and enjoy time together in a safe, controlled environment. Check the monthly newsletter for more details!
